A Trailer Park Sewer System Ready for Long-Term Rehabilitation
Trailer parks and mobile home communities often rely on underground sewer infrastructure that can become difficult to access and maintain over time. As properties grow, landscaping changes, and site layouts evolve, important access points like manholes can become buried, hidden, or hard to reach.
Restore Pipe Systems was brought in to assess and rehabilitate an aging trailer park sewer system in Utah that was experiencing random and sometimes complicated backups. The goal was not only to address the immediate sewer issues, but also to give the property a clearer understanding of its underground infrastructure and create a plan for long-term maintenance.
Before a repair plan could be finalized, the full sewer system needed to be located, inspected, cleaned, and evaluated. Restore Pipe Systems was tasked with finding buried manholes, exposing them, inspecting the sewer lines with CCTV camera equipment, and determining where the lines travelled and what condition they were in.

The Challenge: Buried Manholes, Roots, Concrete, and Years of Debris
The project began with a very old map showing sewer lines throughout the trailer park. While the map provided a helpful starting point, much of the system required updated inspection and documentation.
Restore Pipe Systems worked through the existing manholes to locate additional manholes that were either buried or had not been accessed in a long time. Some were covered by landscaping, while others had trailers or site features placed over them.
In total, the team located and exposed 18 buried manholes.
Once access was restored, CCTV sewer inspections and cleaning revealed several issues throughout the system, including:
- Heavy tree root intrusion
- Root masses up to 20 feet long
- Excess concrete that had run into the pipe from lateral connections
- Low spots in the sewer lines
- Rocks and debris inside the pipe
- Pipe sections that had not been cleaned in years
- Manholes affected by root intrusion
- Previous repair attempts that created additional challenges
One of the more unusual findings was that hundreds of feet of 4-inch sewer pipe had been slid through an existing 8-inch concrete pipe. This appeared to have been done to avoid digging up and properly repairing the original 8-inch sewer line.
The project was especially complex because the sewer piping ran beneath trailers, parking pads, around utilities, and through areas where excavation would have been extremely difficult. In many locations, traditional digging or pipe bursting would have created significant disruption to the property.
The Solution: CCTV Inspection, Hydro Jetting, Robotic Cutting, Manhole Rehabilitation and CIPP Lining
Restore Pipe Systems used a combination of advanced sewer inspection, cleaning, robotic cutting, manhole rehabilitation, and trenchless pipe lining methods to restore the system.
The team began by locating and digging up the buried manholes to regain access to the sewer infrastructure. From there, CCTV inspections were completed to identify where the sewer lines ran, what condition they were in, and which sections required rehabilitation.
Hydro jetting was used to remove years of buildup, including roots, rocks, and debris. In some areas, the team had to cut through root masses as long as 20 feet before the pipes could be properly cleaned and inspected.
The Schwalm robotic cutter was also used to remove obstructions inside the pipe, including excess concrete that had run down into the sewer line from lateral connections. This allowed the team to clean and prepare the pipe for lining without digging up the entire system.
Several manholes also required rehabilitation because tree roots had grown into them and were plugging the pipe. These manholes were cemented and epoxy lined to help protect them from future root intrusion and deterioration.
Trenchless Pipe Rehabilitation with CIPP Lining
After the sewer lines were cleaned and prepared, Restore Pipe Systems completed Cured-in-Place Pipe lining throughout the project area.
For 6-inch runs under 330 feet, the team used MaxLiner materials and UV epoxy. For longer 6-inch and 8-inch runs, United Felts liners were installed and steam cured.
Smaller CIPP shots were cured using blue light technology, while larger runs were installed using Engineered Products’ Shooter system.
Once the liners were cured, all connections were reopened using the Schwalm robotic cutter.
This trenchless approach allowed Restore Pipe Systems to rehabilitate the existing sewer lines from available manhole access points instead of excavating large sections of the property. For a trailer park sewer system running beneath trailers, parking pads, utilities, and active areas, CIPP lining provided a practical, long-term repair solution with minimal disruption.
Project Outcome: 4,500 Feet of Trailer Park Sewer Pipe Rehabilitated
Over the course of five weeks, Restore Pipe Systems located buried sewer infrastructure, exposed 18 manholes, cleaned and inspected the sewer lines, removed major obstructions, rehabilitated damaged manholes, and completed CIPP lining throughout the trailer park.
In total, this portion of the rehabilitation project included approximately 4,500 feet of piping.
The project gave the property a much clearer understanding of its sewer system, including where the lines were located, which manholes were accessible, and which areas should be monitored or maintained moving forward.
